Few circumstances can kill a sale quicker than a failed septic system. Some of the biggest problems are the $50,000 surprise to sellers, the six weeks it usually takes for replacement, and the contract “out” it gives buyers who might already be tentative about a house without municipal sewer.

This is one of those major home inspection problems
that raise anxiety levels for real estate agents and sellers because it can cause a deal to fall apart.

When this occurs, KDP Developers can help.

One-stop shopping

KDP Developers knows time is of the essence when a contract is in place. When we get a call to replace a failed septic system, we move immediately to get the soil testing and design started. We usually have a design completed within 7 to 10 days from the initial request from the client. KDP Developers will also install the system.

Nobody does it faster

If we dig the soil tests on a Monday, our surveyor will be there the same day to perform the topo and locate the test holes. The engineer will design the system within a few days. Once the system is designed, KDP will hand-deliver the paperwork to the health department for review and approval. The next day we will have a fair-price installation estimate ready for the client. As soon as the health department approves the design, we will get the installation into our schedule to meet the client’s deadline.

Pay at closing

Septic system replacement in New Jersey can cost $10,000 to $50,000. We are willing and able to accept payment at closing. This spares the homeowner the concern of coming up with a large sum of money prior to closing.

What if it’s just a repair?

The majority of the septic systems we encounter are 30 to 40 years old and require replacement. Occasionally, however, only a repair is needed. Call us today by 2 p.m. for a repair and we will file that permit by 10 a.m. next day ― and do the work as soon as we get approval.

Call Before You List

Since the state of New Jersey tightened its regulations in 2012, more and more septic systems are failing, especially with older homes.

Some septic systems might be functioning but still fail inspection because they do not meet current code. Others might be younger than a septic system’s 20-year useful life, but fail because they weren’t well-maintained. Still other older homes have cesspits, which, even if functioning properly, by law are obsolete and must be replaced when title is transferred.

The time to find and fix a septic problem is before a home goes on the market. KDP Developers can help. Just give us a call at 908-213-1570
